Buyers keep arriving here for a specific reason: a price and rent gap against Canggu that Bali Relocation puts as high as 40%. The people that gap attracts are described as early adopters, value-seekers and surfers, chasing Canggu's atmosphere without paying Canggu's premium for it.

None of that demand has shown any published sign of slowing. A gap this wide does not close itself, and until it does, the incentive to keep building stays exactly where it is.

Growth Numbers Suggest More Supply Is Coming

Bamboo Routes puts five years of appreciation across this coastal belt at 40-60%, running from 2020 to the present commentary. The corridor it sits inside now claims roughly a third of every Bali property transaction, per Oniriq Property as of November 2025. Money follows a trend like that, and money buying land here usually ends up as another villa on it.

That is the supply side of the oversupply question, and it is running in one direction only: more.

Why the Yield Spread Runs So Wide

Three published projections for this market do not agree with each other, ranging from 6% to 18% gross depending on the source and the year. Some of that gap comes down to differing assumptions between reports.

Some of it, reasonably, comes down to management. A villa marketed well and priced sharply on the right platform earns differently from one left on autopilot, whatever the average projection says. Badung's proposed Gatsu-Canggu shortcut road would relieve some of that shared traffic corridor, per Detik Bali. As of its January 2025 feasibility study, land acquisition was targeted for 2026 and construction for 2027 at the earliest.

Treat that road as a future factor, not a current one. Buying today on the assumption traffic will ease before you are ready to sell is a bet on a timeline nobody has confirmed yet.

So Is Pererenan Actually Oversupplied

Not by any published measure, but the honest answer is that nobody has published the measure that would prove it either way. Strong demand, fast appreciation and a wide yield spread can all be true at once, and none of them rules out a correction if construction keeps outpacing the data that would catch it early.
