Pererenan vs Canggu vs Kedungu

Three coastal corridors, three regencies, three very different price tags. Pererenan sits in Badung's Mengwi district, Canggu sits in Badung's Kuta Utara district next door, and Kedungu sits further north again in Tabanan Regency. None of the three run on the same zoning document.

The Three Corridors Side by Side

Here is what each figure is, where it comes from, and when it was current:

Pererenan Canggu Kedungu
Regency and district Badung, Kecamatan Mengwi Badung, Kecamatan Kuta Utara Tabanan, Kecamatan Kediri
Land per are IDR 25-56.6 million, leasehold, mid-2025, sourced from Bali Home Immo plus a Seraya Amaya Estates listing IDR 1.2 to 2.5 billion, freehold, central pocket, 2026, per Magnum Estate IDR 700 million to 1.2 billion, freehold asking range, mid-2025, per a Bali Home Immo pricing guide
Dominant rental type Short-term leasehold villa, gross yield projected 10 to 18%, per Bali Relocation Short-term villa, deepest year-round demand of the three per Magnum Estate; occupancy reports span roughly 41% to 80%, per Cyril Jarnias and Withasa Leasehold villa on 23 to 29 year terms, gross yield projected 12 to 15%, per Bali Villa Realty
Zoning authority Badung Regency RDTR for Mengwi, Perbup Badung Nomor 34/2022 Badung Regency RTRW, Perda Kabupaten Badung Nomor 4/2025 Tabanan Regency RTRW 2023-2043, Perda Kabupaten Tabanan Nomor 3/2023
Flood or enforcement events Denpasar and Badung flooding hit the shared access corridor in mid-September 2025 Satpol PP Badung sealed several villas for river-buffer encroachment, 28 October 2025, per Warta Bali Online Bali's provincial DPRD inspected a coastal development for rice-field conversion, 28 August 2025, per Bali Tribune
Transport or road facts Airport distance runs about 23 kilometres, a 40 to 90 minute drive depending on traffic, per Inivie No transport figure turned up in this page's research No transport figure turned up in this page's research

Two threads run through that table. Land climbs sharply the further south you go toward the busier core near the coast, and every corridor now has its own dated enforcement event on record, not just Badung's.

Growth Has Not Been Even

The wider corridor that includes Pererenan, Canggu, Berawa and Umalas now accounts for roughly one third of all Bali property transactions, having overtaken the Uluwatu-Nusa Dua corridor, per Oniriq Property. Established villas in that corridor are estimated at 5 to 10% annual capital growth, with off-plan stock reported at 20 to 25% between purchase and handover, per Cyril Jarnias and Withasa.

Kedungu's land price is reported to have climbed from IDR 5.1 million per are in 2023 to IDR 15.6 million in 2025, a cumulative 205.9% over two years, per Bali Villa Realty. That figure sits far below the freehold range quoted for the same coastline elsewhere, a gap this research could not reconcile, so treat it as a signal of direction rather than a hard number.

Ownership Law Does Not Change by Corridor

One thing stays constant across all three. Hak Milik freehold stays off-limits to foreign buyers under national law, the Basic Agrarian Law, no matter which regency the plot sits in. A foreign buyer in any of the three uses the same routes: Hak Sewa leasehold, Hak Pakai for those holding a KITAS, or HGB through a PT PMA company.

The corridor changes the price and which office issues the zoning letter. It does not change the ownership law sitting underneath either of those.

Who Actually Fits Each Corridor

Who Should Choose Pererenan

A buyer wanting Canggu's atmosphere at a lower entry price, per Bali Relocation, with a shorter, more direct beach road than either neighbour offers. This suits someone buying now on the bet that the corridor keeps following that same trajectory.

Who Should Choose Canggu

A buyer prioritising proven, deep rental demand over price, per Magnum Estate, and willing to pay Badung's highest land cost on this table for it. Occupancy still varies enormously by listing quality here.

Who Should Choose Kedungu

A buyer wanting the lowest freehold land figure sourced here and comfortable holding property under Tabanan's separate RTRW and its 2026 agricultural-protection rules. Bali Villa Realty pitches it at surfers and families first.

Who Should Wait on All Three

Anyone who has not had a specific block checked against its regency's own zoning map. Every enforcement event in the table above started with a building that skipped exactly that step.

The Plain Recommendation by Buyer Type

A short version, by what the buyer actually wants:

  • Lowest price of entry: Pererenan's leasehold land, sourced here at IDR 25-56.6 million per are, undercuts both neighbours on this table.
  • Deepest rental track record: That corridor to the south, on Magnum Estate's demand read, though a buyer should ask for occupancy data on the specific villa, not the average.
  • Lowest freehold land figure: Kedungu, per Bali Home Immo's asking-price range, with the trade-off of a separate regency's paperwork and a newer, thinner rental record.
  • Zoning certainty above all else: None of the three, until the specific plot has been checked. Regency, not corridor reputation, decides what a block can legally do.

Frequently Asked Questions About Pererenan, Canggu and Kedungu

Which of the Three Has the Cheapest Land?

Pererenan, on the figures sourced here. Its leasehold land ran IDR 25-56.6 million per are in mid-2025, well under the freehold ranges reported for the other two corridors.

Which Corridor Has the Strongest Rental Demand?

Canggu, described by Magnum Estate as having the deepest year-round demand of the three, though occupancy reports there range from roughly 41% to 70-80% depending on the source and management.

Is Kedungu Actually Quieter Than Canggu?

Bali Villa Realty markets it that way, pointing to surfers, wellness travellers and families wanting a quieter alternative. No independent occupancy or footfall data confirms the comparison.

Do All Three Sit Under the Same Zoning Rules?

No. Pererenan and Canggu both fall under Badung Regency's RTRW and RDTR documents; Kedungu sits in Tabanan Regency under a separate RTRW, with its own 2026 agricultural-protection overlay.

Has Enforcement Hit All Three Corridors?

Yes, in different forms. Canggu had villas sealed for river-buffer encroachment in October 2025, and Tabanan authorities have inspected or halted projects near Kedungu on protected farmland.

Which Corridor Suits a First-Time Buyer?

Pererenan, on price and on being the site of this comparison, followed by Kedungu for a lower entry point than Canggu, which instead suits a buyer prioritising proven rental volume over price.
