What Land and Villas Actually Cost
Land comes first.
Leasehold land in Pererenan runs IDR 25 to 56.6 million per are, as of July and August 2025, per Seraya Amaya Estates and Bali Home Immo. That range is sampled from a handful of individual plots, not a market-wide average.
Villas ask more.
Entry-level leasehold villas ask USD 130,000 to 179,000, per Bali Home Immo and Magnum Estate, 2026 listings. Premium and beachfront villas span a far wider USD 140,000 to 3.5 million, mixing leasehold and freehold across more than a hundred active Propertia listings.
Here are the headline figures, each with its own source and month:
Land across the wider Canggu and Pererenan corridor is estimated to have appreciated 40 to 60% since 2020, per Bamboo Routes market commentary dated 2025 and 2026. Magnum Estate's own 2026 estimate for the projected yield sits tighter, at 12 to 16%, a reminder that projections vary by whoever is publishing them.
Zoning Decides What You Can Build
Every plot here sits inside Badung's RDTR for the Mengwi planning region, set under Peraturan Bupati Badung Nomor 34 Tahun 2022. Agents shorthand that plan into three colours, though the colours themselves are not the regulation's own wording.
Here is what each colour actually allows in Badung, per Magnum Estate's 2026 guide:
- Green: reserved for farming, forestry and conservation, covering the subak rice land inland of the tourist strip; no villas or hotels.
- Yellow: the residential zone where houses and private villas are permitted, though some yellow land is still farmed and conversion follows local rules.
- Pink, tourism: zoned for hotels, resorts and beach clubs along the coast, carrying stricter design and environmental rules.
A coastal setback applies on top of the colours. Bali's rule sets a minimum 100-metre buffer from the high-tide line, tightened by Perda Bali Nomor 3 Tahun 2026, a provincial coastal-protection regulation signed 24 February 2026, per Bali Topik.
Enforcement is not hypothetical. Badung and provincial authorities demolished 48 illegal buildings at Pantai Bingin in July 2025, with no compensation paid to the owners or the roughly 170 staff who lost their jobs, per Bali's provincial government and Desa Pecatu's own report.
Checking a specific block costs you nothing and takes about a day:
Usually answered same day.
Who Should Not Buy Here
Enforcement risk is real.
Every beachfront and near-beach plot sits inside Bali's 100-metre coastal setback, and the Bingin case shows Badung will enforce it even against completed, trading buildings.
Flooding is a second reason to pause.
Heavy rain flooded parts of Denpasar and Badung on 10 and 15 September 2025, and flash flooding hit Canggu streets on 13 December, cutting villa access roads in the shared corridor, per news reports from those months.
Traffic is the third.
This corridor shares the same Denpasar-Tanah Lot route and Canggu access roads that were already congested enough for Badung to commission a shortcut feasibility study in January 2025, per Detik Bali. Construction on that shortcut is not due before 2027.

Frequently Asked Questions About Buying in Pererenan
How Much Does Land Cost in Pererenan?
Leasehold land runs IDR 25 to 56.6 million per are, as of July and August 2025, per Seraya Amaya Estates and Bali Home Immo. That range comes from a handful of listings, not a full market average.
Is Zoning Different Across Pererenan's Villages?
Yes. The coastal strip carries tourism and residential zones side by side, while inland Tumbak Bayuh and Buduk have no tourism zone at all, per Badung's Mengwi RDTR. A quick zoning check confirms any single block.
Can a Foreigner Legally Own a Villa Here?
Not as Hak Milik freehold, which Indonesian law reserves for citizens under the Basic Agrarian Law. A foreign buyer instead leases under Hak Sewa, qualifies for Hak Pakai on a KITAS, or sets up a PT PMA to hold HGB.
What Rental Yield Can a Villa Here Earn?
Bali Relocation projects gross yields of 10 to 18% for 2026 short-term rental, and Magnum Estate projects 12 to 16% for the same year. Both are projections, not guarantees, and occupancy data has not been published.
Which Village Suits a First-Time Buyer?
Munggu and Tumbak Bayuh sit closest to the beach strip and keep land cheaper; Buduk trades a longer drive for the lowest entry price. Babakan sits nearest Canggu, administratively outside Mengwi altogether.
Why Should Some Buyers Avoid This Coastline?
Anyone unwilling to accept coastal setback enforcement, seasonal flooding on shared access roads, or traffic on the Denpasar-Tanah Lot corridor should look elsewhere. Badung already demolished illegal beachfront buildings nearby, at Pantai Bingin in July 2025.
