Bamboo Routes dates the appreciation for this whole coastal belt at somewhere between 40% and 60% counting from 2020, in commentary spanning 2025 and 2026. A plot bought back then for USD 200 to 250 a square metre is, on that same commentary, now worth USD 350 to 450 a square metre.
Transaction volume backs up the story. Oniriq Property reports that this stretch of coast, taken as one corridor, had by November 2025 pulled ahead of Uluwatu and Nusa Dua to claim roughly a third of every property sale on the island.
Build Cost Sits on Top of Land
A land price only tells half the story. Construction runs IDR 6 to 15 million per square metre as of 2025 and 2026, per Teville, a spread wide enough to separate a basic build from a higher specification one.
Finished villas built on that land ask anywhere from entry-level leasehold prices in the low hundreds of thousands of US dollars up past the low millions for premium and beachfront stock, per Magnum Estate and Propertia.
