A villa here earns a foreign owner money in three ways sources disagree on, one way nobody has data for, and one deadline that moved once already. Here is what is actually published, and what is just repeated.

What a Villa Here Actually Rents For

Long-term rent gives the clearest published numbers. A one-bedroom villa's annualised monthly rent runs IDR 225 to 285 million, per Betterplace Bali, dated 2025. A yearly rental on the north side of the village spans a much wider IDR 200 million to 1.027 billion, per Bali Home Immo, also 2025, reflecting everything from a modest villa to a large beachside one.

That spread lines up with who is actually renting here. Bali Relocation describes the local expat community as slightly older and more established than Canggu's more transient crowd, drawn in by a rent and price gap that undercuts Canggu by as much as 40%.

No Two Yield Projections Agree

Short-term rental yield is where the sources genuinely split, and every figure below is a projection, not a result:

Three sources, three ranges, and none of them claiming to be more than an estimate. If someone quotes you a single confident yield number for this village, ask which of these three they are using, and why they dropped the other two.

The Licence Deadline Moved to 31 May 2026

Indonesia's Ministry of Tourism originally set an end-of-March 2026 deadline for short-term rental listings to verify their business licence (NIB) against the government's database before booking platforms would keep listing them. That date got pushed back. Per Bisnis.com, platforms are now working to a revised deadline of 31 May 2026.

Nine platforms, including Airbnb, Booking.com and Agoda, are participating in the verification programme. A villa without a verified NIB risks being delisted from those platforms after the deadline passes, regardless of how good the listing itself looks.

What You Actually Keep After Tax

Rental income tax splits by residency. Tax residency, not nationality, sets your rate: a resident owner's gross rent carries a 10% final tax, while a non-resident owner faces 20% withholding, though a valid tax treaty can reduce that rate.

Get this checked against your own tax position before you build a net-yield number around either figure; residency status and treaty eligibility are not something a listing price can tell you.
